Grupo GAP keeps the process clear by separating each conversation into the correct part of the ecosystem. Borrowers are directed to GAP Equity Loans. Private lenders and capital providers are directed to GAP Investments. Larger projects, institutional relationships, and strategic capital conversations are coordinated through Grupo GAP.
GAP Equity Loans
GAP Equity Loans is the borrower-facing pathway for private property-backed financing secured by Costa Rica real estate.
GAP does not require or pull a credit score. Ordinary property-backed loan requests start at US$50,000, and borrowers of any nationality may be reviewed.
Common terms are six months, one year, two years, and three years. Qualification depends on the property, title, ownership, liens, location, legal access, marketability, value, loan-to-value, loan purpose, repayment plan, and exit strategy.
GAP Investments
GAP Investments is the lender-facing pathway for private lenders, family offices, fund managers, and capital providers reviewing Costa Rica real estate-backed lending opportunities.
Each lender determines its preferred capital range, pricing, loan size, term, collateral, geography, maximum loan-to-value, documentation, eligible uses, and risk requirements.
Private lending involves risk. GAP does not guarantee repayment, returns, lender participation, or investment performance.
Grupo GAP
Grupo GAP coordinates development projects, commercial properties, hospitality opportunities, institutional-capital relationships, strategic partnerships, and larger capital requirements.
Some current large-project financing pathways begin around US$30 million. Capital facilities around US$5 million, US$10 million, US$30 million, or more may also be useful when the capital provider’s mandate fits the Costa Rica market.
Before Comparing Advertised Rates, Compare Qualification Requirements
An advertised interest rate only matters if the borrower qualifies for the program.
Some US-Style Mortgage Programs
Some US-style Costa Rica mortgage programs require a strong credit score, begin at US$150,000, restrict borrower eligibility, require detailed income and asset verification, and focus on completed titled homes.
The GAP Property-Backed Pathway
GAP does not require or pull a credit score. Ordinary requests start at US$50,000, and borrowers of any nationality may be reviewed.
GAP may consider property purchases, cash-out financing, commercial properties, construction, and unfinished properties, subject to private-lender review.
Vacant titled land is more difficult to finance. It normally requires an excellent, marketable location and substantially lower loan-to-value. In a strong location, financing might be around 20% loan-to-value, but this is not a promise or standard offer. Smaller loans on remote or difficult-to-sell properties may also be harder to place.
Larger Opportunities Require A Different Conversation
Not every opportunity fits a standard borrower or private-lender conversation. Development projects, hospitality properties, medical facilities, commercial opportunities, larger land positions, and structured-capital requirements need deeper review.
