Meet the Grupo GAP Team
Grupo GAP combines practical financing experience, Costa Rica execution, real estate knowledge, operational support, and senior financial guidance.
Our team supports borrowers, private lenders, capital groups, project sponsors, and strategic partners by directing each opportunity into the correct part of the GAP ecosystem.
The People Behind the Grupo GAP Ecosystem
Grupo GAP is built around practical review, proper routing, realistic expectations, and disciplined execution.
The leadership team guides the daily direction and operation of the GAP ecosystem. Senior advisors support larger development, institutional-capital, project-financing, and strategic-opportunity discussions.
Our goal is not to make every financing request or project sound easy. We review serious opportunities, identify the correct pathway, and help qualified conversations move forward in a more organized way.
Leadership Team
The leadership team is responsible for the direction, communication, coordination, and practical operation of Grupo GAP and its related companies.
Glenn Tellier
Glenn Tellier is the founder and managing director of Grupo GAP. He has more than 25 years of experience in lending, investments, financial planning, real estate financing, and transaction coordination.
Glenn began working in mortgage financing in Canada during the 1990s. As a licensed mortgage broker and financing consultant, he helped clients and project sponsors arrange financing across a wide range of property and development transactions.
His experience included helping larger real estate projects secure bridge financing involving hundreds of millions of dollars.
After relocating to Costa Rica, Glenn saw that property owners, foreign residents, private lenders, and project sponsors often lacked a clear path for discussing financing and real estate-backed capital opportunities.
That need helped shape the Grupo GAP ecosystem, including GAP Equity Loans for borrower requests, GAP Investments for private lenders and capital providers, and Grupo GAP for larger projects, institutional relationships, and strategic opportunities.
Glenn provides strategic direction across the group, with a focus on private lending, structured capital, project financing, property-backed opportunities, and long-term business relationships.
Lawsen Tellier
Lawsen Tellier serves as director of operations for Grupo GAP and plays a central role in the daily operation of its financing and lending ecosystem.
His responsibilities include borrower communication, lender coordination, property review, document follow-up, transaction organization, and operational oversight.
Before working in financing coordination, Lawsen gained practical construction experience involving building methods, site conditions, property development, and real estate evaluation.
This background gives him a practical perspective when reviewing collateral, construction-related requests, property conditions, and project readiness.
Lawsen helps connect the operational side of the business with borrowers, lenders, project sponsors, attorneys, and other professionals involved in a transaction.
His focus is keeping communication clear, files organized, and serious opportunities moving through the correct review process.
Senior Strategic Advisors
Senior advisors support larger development opportunities, complex financing discussions, strategic capital relationships, and project-level review.
Steven Stewart
Steven Stewart supports Grupo GAP as a senior development finance advisor. His work focuses on larger development opportunities, institutional-capital positioning, project-finance strategy, and structured real estate transactions.
Steven brings more than 20 years of experience involving real estate development and capital strategy, including hospitality, residential, mixed-use, and larger development opportunities in Costa Rica and international markets.
His background includes helping position projects for review by institutional capital providers, private-credit groups, pension-related capital sources, and cross-border funding groups.
His experience is especially relevant when an opportunity involves staged construction, hospitality development, feasibility review, lender-ready presentation materials, or a more complicated capital structure.
Within Grupo GAP, Steven helps larger opportunities become clearer, better organized, and more suitable for serious capital-provider review.
Robert N. J. Stewart
Robert N. J. Stewart is a senior financial advisor associated with Grupo GAP’s larger project, investment, and strategic-capital initiatives.
Robert is a Chartered Financial Planner with nearly 60 years of experience. He began his career in 1965 and became a recognized financial planner in the Kitchener-Waterloo region of Canada.
During his career, he earned more than 100 industry awards and spoke at international financial conventions in Brazil, Hong Kong, and England.
After relocating to Costa Rica in 2004, Robert expanded his investment and advisory experience across Costa Rica, Spain, and Nicaragua. He later served as chairman of the board for a major development initiative.
Within the Grupo GAP ecosystem, Robert provides senior financial perspective for larger opportunities, complex financing discussions, strategic planning, and disciplined project review.
How the Team Supports Each GAP Pathway
Borrower Financing
Property owners seeking private property-backed financing are directed to GAP Equity Loans.
The review focuses on the property, title, location, value, requested amount, loan-to-value, use of funds, documentation, repayment plan, and exit strategy.
Private Lending
Private lenders, family offices, fund managers, and capital providers are directed to GAP Investments.
Each lender determines its preferred capital range, pricing, loan size, collateral, term, loan-to-value, documentation, underwriting standards, and approval criteria.
Project Financing
Larger development and structured-capital opportunities are reviewed through Grupo GAP.
The review may include sponsor strength, project readiness, permits, feasibility, land position, collateral, capital structure, use of funds, repayment strategy, and lender-mandate fit.
What the Team Reviews
Property-Backed Loan Requests
The team helps organize qualified borrower requests involving Costa Rica residential, commercial, construction, development, and other real estate collateral.
Private Lender Mandates
The team works to understand what each lender or capital provider is prepared to consider before presenting possible opportunities.
Institutional Capital Relationships
Grupo GAP coordinates discussions with fund managers, family offices, private-debt groups, specialty finance companies, and other capital providers.
Larger Costa Rica Projects
The team reviews hospitality, resort, commercial, medical, mixed-use, residential, land, and other qualified development opportunities.
