The GAP Referral Program: 20% of the Loan Origination Fee
If you know property owners in Costa Rica, you may already know someone who needs capital and has no bank option. The GAP referral program pays you for making that introduction: 20% of GAP’s loan origination fee on a referred loan accepted by GAP that closes and funds. This guide explains who can refer, what a good referral looks like, and how and when you are paid.
What the referral program pays
GAP pays 20% of its loan origination fee on a referred loan that GAP accepts and that closes and funds, and it is paid at closing. The fee on each loan depends on the loan, so the payment varies. As illustrations of the math only:
- on a US$5,000 loan origination fee, the referral payment is US$1,000;
- on a US$12,500 fee, US$2,500;
- on a US$25,000 fee, US$5,000.
No lending experience is needed. You make the introduction, and GAP does the rest.

Why the GAP referral program exists
Many owners who could use a property-backed loan never hear about the option. Banks set their own requirements, which can make bank loans harder for newcomers, and bank loans can take many months, if not longer, to close. The GAP referral program rewards the people who make that first connection, while GAP keeps the review, the documents and the closing in professional hands.
Who makes good referral partners
People who regularly meet property owners are well placed to refer: real estate agents and consultants, attorneys, accountants, builders, property managers, relocation advisers and people in the expat community. Many owners have never heard of private property-backed loans and simply do not know the option exists.
What a good referral looks like
- Titled property registered in the National Registry. Beach concession land does not qualify.
- A loan of US$50,000 or more.
- A realistic amount, well within half the property’s value; around 30% loan-to-value or less is preferred.
- A clear purpose, such as finishing a build, buying another property or bridging a sale.
- A way to repay at the end of the term, such as a sale or a refinance.
Borrowers of any nationality can be referred; residency and a credit score are not required.

How it works
- Tell the property owner about GAP Equity Loans.
- Introduce them to GAP, or share their contact details with their permission.
- Share the basics: the property, the amount and the purpose.
- GAP reviews the loan, coordinates it with a private lender and handles the closing.
The referral is a short introduction, not a full application. GAP collects documents and manages the process from there.
What referral partners should not do
Please do not quote loan terms, promise approval or funding, give legal advice or describe yourself as representing the lender. Send the lead to GAP so the loan can be reviewed properly. Not every referral will qualify, and approval is never guaranteed.
Larger relationships
If you work with developers, capital providers or bigger opportunities, Grupo GAP’s strategic partners page explains how those relationships work. Projects of US$50 million and up are led by Steven.
