
Private Loan Process in Costa Rica: From Request to Closing
Banks can take many months, if not longer, to close a loan, so borrowers often ask how a private loan can move so much faster. The private loan process in Costa Rica through GAP Equity Loans is built around one idea: review the property and the plan properly, then close within 10 business days once the required documents are complete. 1. You send a loan request
It starts with a short loan request: the property, how much you need, what the money is for and how you plan to repay it at the end of the term. Borrowers pay nothing before closing.
No credit score is required, and borrowers of any nationality can apply. Costa Rican residency is not required.
2. GAP reviews the property and the plan
The review looks at what secures the loan and whether the loan makes sense:
- who owns the property and how the title is registered;
- existing mortgages or liens, which must be paid off at or before closing;
- location, access, condition and how easily the property would sell;
- the value used for the loan, which GAP determines with the lender’s input and acceptance;
- the purpose of the funds and your plan to repay at maturity.

3. The amount and terms take shape
The amount depends on loan-to-value. Around 30% or less is preferred and 50% is the maximum. As an illustration only, a property valued at US$400,000 would support about US$120,000 at 30%, and no more than US$200,000. Loans start at US$50,000; above US$1 million, more paperwork and due diligence apply.
Terms run from six months to three years, with monthly interest-only payments and the principal due at maturity. The rate is set for each loan during the review. Early repayment has a penalty that depends on the lender, and it is explained before you sign.
4. A private lender accepts the loan
GAP presents the reviewed loan to a private lender, who decides whether to fund it. The lender always holds a first-lien position on the property. Because a lender has to accept each loan, approval is never guaranteed.
5. Documents and closing
An attorney and notary prepare the loan documents and register the lender’s mortgage in first position. Any existing lien is paid off before or at closing, and the loan fees are deducted at closing. As an example only, a US$100,000 loan with US$10,000 in fees leaves US$90,000 before any other payoffs; fees are not a fixed 10%.

6. After closing
You pay the lender directly each month. GAP arranges the loan through closing and can help with communication if you or the lender report a problem. At maturity you repay the principal, usually from a sale, a refinance or other funds, so plan that exit before you borrow.
