Buying a Rental Property in Costa Rica: What to Ask First

A rental property can bring in income and still be yours to use or sell later. It can also bring vacancies, repairs and management headaches you did not plan for. Before buying a rental property in Costa Rica, work through these questions. They will tell you whether a property fits your goals, and whether owning is the right route at all.

1. Who will rent it?

Long-term tenants and short-stay guests want different things. A long-term rental usually needs a practical location near services, schools or work. A vacation rental depends more on views, the beach, access and how busy the area is in each season. Decide which market you are serving before you choose the property.

2. What rent is realistic, and for how many months a year?

Ask local agents and owners what similar properties actually rent for, not what listings advertise. For vacation rentals, plan for slower months. Build your numbers on conservative rent and a realistic number of empty weeks.

3. What will it cost to run?

  • Property management, if you will not handle guests or tenants yourself.
  • Maintenance and repairs, which rental use tends to increase.
  • Condominium fees, if the property is in a condominium.
  • Insurance, utilities and municipal property taxes.
  • Furnishing and replacing items for a vacation rental.

4. What do the rules allow?

If the property is in a condominium or gated community, read its rules on rentals, especially short-term rentals. Ask your attorney about lease rules, and ask your accountant about taxes on rental income before you buy, so the numbers you are relying on are complete.

5. Is the property itself sound?

Every purchase needs the usual checks: title and liens in the National Registry, the survey plan, access, water, permits and municipal taxes. Our guide to due diligence before buying property walks through them. Budget for closing costs.

6. How will you pay for it?

Plan your financing early when buying a rental property in Costa Rica. Banks set their own requirements, which can make bank loans harder for newcomers. If you already own titled property in Costa Rica, GAP Equity Loans can lend against it from US$50,000, with no credit score or residency required and monthly interest-only payments. Once you own the rental, it can also serve as security for a future loan; see borrowing against a property you rent out.

7. Would lending suit you better than owning?

Some people want property income without tenants, repairs or bookings. Private lending secured by real estate is one alternative: you fund a loan, a borrower pays you monthly interest, and the loan is secured by a first-lien mortgage. Lender rates range from 9% to 16% a year, and no return is guaranteed. Vacation rental investment through private lending compares the two approaches.

8. What if you need to sell?

Think about who would buy the property from you, and how an existing tenant or booking calendar would affect a sale. GAP Real Estate can help when that time comes.
