Land or a Finished Home: What to Buy in Costa Rica
Some buyers dream of building exactly the house they want. Others want to move in next month. Before buying land in Costa Rica or a finished home, it helps to understand what each choice involves: the checks, the costs, the financing and how easily you could sell later. This guide compares the two, and shows where Grupo GAP can help with each.
Why buyers choose land
- You can design and build the home you want.
- You can pick a location or view that is hard to find with a finished house.
- You can build in stages as your budget allows.
Why buyers choose a finished home
- You can move in, or rent it out, soon after closing.
- The main costs are known up front.
- You avoid the time and uncertainty of a construction project.

What to check before buying land in Costa Rica
Land needs more homework than a house, because a buyer has to picture what can actually be built. Before you commit, have your attorney and the right professionals confirm:
- Title and liens in the National Registry, and who is selling.
- The survey plan, and whether it matches the land on the ground.
- Legal and practical access, including in the rainy season.
- Water, whether it is available for the use you plan.
- Electricity and other services near the lot.
- What the municipality allows you to build on the lot.
- The ground itself: slope, drainage and what building on it will cost.
Our guide to due diligence before buying property covers these checks in more detail.
Coastal land: titled or concession?
Under Law 6043, the 200-metre maritime-terrestrial zone belongs to the State (articles 1 and 9), and the restricted zone is used under municipal concessions rather than owned (articles 10 and 39). Titled land outside the zone is bought normally. Confirm which you are looking at before you fall in love with a view. Can foreigners buy property in Costa Rica? explains the concession rules for foreigners.

What to check before buying a finished home
- The condition of the house, ideally reviewed by a qualified inspector.
- That the existing construction has its permits.
- Municipal taxes paid up to date.
- Any tenants or rental arrangements that come with the property.
Financing: land is treated differently
Banks set their own requirements, which can make bank loans harder for newcomers. If you already own titled property, GAP Equity Loans can lend against it from US$50,000, with no credit score or residency required. Land can also be security, but it is reviewed on stricter terms than a house, usually at a lower loan-to-value, because land often takes longer to sell. See land loans in Costa Rica.
If you buy land and build, construction loans can be funded in stages, with the details agreed for each project. How to get a construction loan in Costa Rica explains what to prepare.
Thinking about selling later
A finished home can appeal to a wide range of buyers. Land depends on what a buyer can imagine and afford to build, so it usually takes longer to sell. If you might need to sell within a few years, factor that in.
