Borrowing to Renovate Before You Sell

A house that needs work can sit on the market for a long time, or sell for less than it should. Renovating first can help, but it takes money that many owners have tied up in the property itself. A renovation loan in Costa Rica, secured by the house you plan to sell, is one way to fund the work and repay from the sale. This guide explains how that plan works across GAP Equity Loans and GAP Real Estate, and what to watch.

Decide what is worth doing

Not every improvement pays for itself. Before you borrow, ask GAP Real Estate which repairs and updates buyers in your area actually care about, and what the property might sell for before and after. Repairs that fix problems a buyer’s attorney or inspector would flag, such as leaks, drainage or unfinished permits, often matter more than cosmetic upgrades.

Get written quotes and a realistic timeline from your builder, and check with the municipality and your professionals which permits the work needs.

How a renovation loan in Costa Rica works with GAP

GAP Equity Loans arranges private loans secured by titled property. For a renovate-then-sell plan:

  • Loans start at US$50,000, with terms from six months to three years.
  • Payments are monthly and interest-only, and the principal is repaid at maturity, or earlier from the sale.
  • The loan-to-value is around 30% or less preferred, and 50% at most, with GAP determining the value used, with the lender’s input and acceptance.
  • Any existing mortgage is paid off at or before closing so the lender holds first position.
  • No credit score or residency is required, and there is nothing to pay before closing; fees are deducted at closing.

Larger works can be funded in stages, with the details agreed for the loan. Property improvement loans in Costa Rica covers improvement financing in more detail.

Plan the timeline backwards from the sale

Work out how long the renovation will take, how long the property might take to sell, and how long closing takes. Choose a loan term that covers all of it with room to spare. If the sale happens before maturity, remember that early repayment has a penalty that depends on the lender, so ask about it before you sign.

Selling with GAP Real Estate

When the work is done, GAP Real Estate markets the property. Sellers pay GAP Real Estate only when the sale closes, with no GAP fees before closing, and the seller’s consultant fee is agreed in the listing agreement. At closing, the loan is paid off from the proceeds. Selling property in Costa Rica walks through the sale itself.

The risks to plan for

  • Cost overruns that use up the loan before the work is finished.
  • Delays in construction, permits or the sale.
  • A lower sale price than expected.
  • Monthly interest that continues while the property is being renovated and marketed.

Build a buffer into both the budget and the timeline. If the loan reaches maturity before the property sells, you still need to repay, so have a backup plan such as a refinance or other funds.
